Cole Net-Lease Assets include a continuously offered non-listed REIT designed as a long-term investment to support diversity in an investor’s portfolio. The daily NAV REIT program offers three unique characteristics:

Continuously Offered: a non-listed REIT that is perpetually offered and focused on acquiring a portfolio of commercial real estate, where the shares of common stock are continuously available for purchase and redemption1 on any business day at a price equal to net asset value per share (“NAV per share”).

Daily Valuation by Third Parties: Daily independent valuation enhances our ability to provide an accurate and fair value to shareholders redeeming shares, and shareholders can check the share prices for each share class on a daily basis here.

Share Redemption Flexibility1: Shareholders have a way to redeem shares under most market conditions. Wherein non-listed REITs typically prescribe specific timeframes in which shareholders can redeem shares and have penalties for early redemption, the unique architecture of a daily NAV REIT provides more flexibility.

Daily NAV Offering

INAV

1) INAV is designed to provide limited daily liquidity to investors under most investing conditions. Each calendar quarter, net redemptions are generally limited to 5% of total net assets at the end of the previous quarter. If net redemptions reach the 5% limit, no further redemptions will be processed that quarter. We will begin accepting redemption requests again on the first business day of the next calendar quarter, but will apply the 5% quarterly limitation on redemptions on a per-shareholder basis, instead of a first-come, first-served basis. The Board of Directors has discretion to further limit or suspend redemptions, if in the best interests of shareholders of INAV.

2) Double net lease (NN) is a lease under which the tenant agrees to pay all operating expenses associated with the property (e.g., real estate taxes, insurance, maintenance), but excludes some or all major repairs (e.g. roof, structure, parking lot). Triple net lease (NNN) is a lease under which the tenant agrees to pay all expenses associated with the property (e.g., real estate taxes, insurance, maintenance and repairs).
